Move-in homes sell faster and cheaper than homes to renovate, but making repairs and upgrades can mean spending your savings, not to mention the hassle of finding reliable tradespeople to do the job.
Jon Cressman discovered an easier way when he sold his house at 311 Mckennell Drive in Nashville. He modernized the exterior, master bedroom, kitchen, and two bathrooms without having to shell out a dime or worry about finding vendors.
Cressman’s real estate company, Compass’s Erin Krueger team, provided a zero-interest loan which it repaid on closing. The company also offered its list of trusted workers. It’s part of a new national service called Compass Concierge.
âI have gone through the process of updating and selling a home many times, and it has never been easier, more transparent or more efficient than with Compass Concierge,â said Cressman.
“There is no other loan, from a bank, Heloc (home equity line of credit), etc., that you can get at zero interest so quickly and immediately that allows you to upgrade your home.” . It was totally stress free and absolutely led to a better return on investment, âhe said.
The house sold on the first day it went on sale, Cressman said.

The numbers are calculated in advance
âWith such a hot market, sellers should be looking for ways to maximize the value of their home, and Compass Concierge makes that as easy as possible with everything built into your home transaction with no interest or refundable fees,â said Erin Krueger, Team Leader of the Erin Krueger Compass Team.
âWhile it may seem counterintuitive to invest money in a house that you are selling, the math is done up front so that it works in your favor, as buyers are willing to pay full price. for an updated home that’s ready to move in, âshe said.
In early August, another real estate company, Re / Max Homes and Estates Lipman Group, launched their own concierge program called Lipman Elevate. Sellers can receive interest-free financing to perform repairs and upgrades, as well as assistance in locating local sellers.
The program also benefits buyers by making sure their new home is up to date before moving day, said Larry Lipman, owner and president of Re / Max Homes and Estates Lipman Group.
Lipman Elevate simplifies the process of preparing a home for sale, said client Steve Neville.
âNot everyone can prepare their home to market their home for the best price in Nashville. Having a real estate agent who not only addresses all of our concerns, but goes above and beyond to provide us with additional resources such as Lipman Elevate, makes the whole planning process for the sale of our property much smoother, âa- he declared.
Repairs, staging help maximize value
Janitorial services can help homeowners who want to relocate but aren’t comfortable spending their money preparing a home for sale, said Chris Grimes, managing broker for Re / Max Homes and Estates Lipman Group.
âWhat drives this (is), in the last four or five months, that a lot of people have lost their jobs or have had their hours cut. There is a lot of uncertainty. A lot of people don’t have money or don’t want to part with it, âhe said.
Lipman Elevate helps sellers get the most out of their home, Grimes said.
âIf your house has been remodeled and someone can just open the door and start living, I see multiple offers. If you have a house that needs new flooring, a new kitchen, you won’t have that many, âhe said.
Jessi Sgarlata, Southbound Group Team Leader at Compass, said customers use Compass Concierge for staging, painting, landscaping, kitchen and bathroom renovations, new floors, updated fixtures, new fixtures, repairs and more. âMost sellers just don’t have the money to invest in a property they’re about to sell. Know that the costs of painting, landscaping, changing lights, staging, etc. could simply be deducted from their product takes a lot of pressure off the seller and, in turn, allows their property to show off in its best light, “said Sgarlata.
